How to Get an Appraisal of Your Home or Apartment
If you need an appraisal of your home or apartment anywhere in Long Island or New York City, there are just a few simple steps you need to take to get an appraisal of your property.
Step 1: Call us to schedule an appointment.
One of our licensed appraisers will take your call, answer any questions you might have and help you schedule a convenient time for your appraisal appointment. We can schedule your appraisal for any day of the week - morning, afternoon or evening - we'll work around your schedule.
Step 2: The property inspection?
Your appraiser will show up at your property at the date and time you specified for your appointment. They will then complete an interior and exterior inspection of your property. This process is fairly simple and usually takes only about 30 minutes.
The appraiser will typically begin by taking some photos and measuring the exterior of your house (or the interior square footage of your condo or co-op unit).
Then they'll do a brief walk-through of the interior of your house (or apartment), again taking some photos and making notes about things such as overall condition, recent updates, number of beds and baths, etc.
Step 3: Research and analysis
It's important for you to know that your appraiser will not be able to tell you the value of your home immediately after completing your property inspection - the property inspection is only the first step in the appraisal process.
After completing your property inspection, the appraiser will begin the task of researching and analyzing the comparable sale data in your home's market area (for a more detailed description of how the value of your home is determined, click the following blue link to read our article, "How an Appraiser Values a Home").
Step 4: Delivery of written appraisal report
Once the appraiser has completed the research and analysis portion of the appraisal process, they will put together a comprehensive written report which will include a final opinion of value for your property.
Upon completion of the appraisal report, a copy will be mailed to
you and, if you choose, you can have a digital copy of the report sent
to your email immediately upon it's completion.
Typically, your appraisal report will be completed within 1 - 2 days
after the date of your property inspection.
